A car parking agreement is a short written contract between a space owner and a driver that says which space is rented, for how long, for how much, and who is responsible when something goes wrong. Below is a free sample you can copy, five printable versions for different situations, and a clause-by-clause guide to filling them in.

What a Parking Agreement Needs to Cover
Every version below, whatever the layout, answers the same eight questions. If your agreement answers all of them in plain words, it will do its job.
- Who: the full names and contact details of the space owner and the renter.
- Which space: the full address plus something that identifies the exact space, such as "Space 27, level B2" or "the left-hand side of the driveway".
- How long: a start date, and either an end date or a month-to-month term with a notice period.
- How much: the rent, the day it is due, how it is paid, and any late fee.
- What vehicle: make, model, colour and registration, so there is no argument about a second car.
- What is allowed: parking only, or parking plus storage, EV charging or access at certain hours.
- Who is liable: usually the renter parks at their own risk and pays for damage they cause.
- How it ends: the notice either side must give, and what happens if rent stops.

Sample Parking Agreement Contract (Copy and Paste)
Replace everything in square brackets. Delete any option you do not use, then print two copies so each of you keeps a signed original.
PARKING SPACE RENTAL AGREEMENT
This agreement is made on [DATE] between [SPACE OWNER FULL NAME], of [ADDRESS, PHONE, EMAIL] ("Owner"), and [RENTER FULL NAME], of [ADDRESS, PHONE, EMAIL] ("Renter").
1. The space. The Owner rents to the Renter the parking space at [FULL ADDRESS], identified as [SPACE NUMBER OR DESCRIPTION] ("the Space"). Access is by [KEY / FOB / REMOTE / CODE / OPEN ACCESS], available [24 HOURS / BETWEEN X AND Y].
2. Term. The agreement starts on [START DATE] and continues [month to month until either party gives [30] days' written notice] OR [until [END DATE]].
3. Rent. The Renter pays [AMOUNT] per [WEEK / MONTH], in advance, on the [DAY] of each [WEEK / MONTH], by [BANK TRANSFER TO ACCOUNT / OTHER METHOD], using the reference [REFERENCE]. If rent is more than [NUMBER] days late, a late fee of [AMOUNT] applies.
4. Deposit. The Renter pays a deposit of [AMOUNT] [and a refundable deposit of [AMOUNT] for each access device]. The Owner returns it within [NUMBER] days after the agreement ends, less any unpaid rent or the cost of repairing damage caused by the Renter, with a written list of any deductions.
5. Vehicle. The Space is for one registered, insured and roadworthy vehicle: [MAKE, MODEL, COLOUR, REGISTRATION]. The Renter tells the Owner in writing before parking a different vehicle.
6. Use. The Space is for parking only. No storage, no vehicle repairs beyond emergencies such as a flat tyre, no flammable materials, and no commercial activity. The Renter keeps the Space clean and follows the building or strata rules, which the Owner has provided.
7. No subletting. The Renter may not sublet, share or transfer the Space without the Owner's written consent.
8. Liability. The Renter parks at their own risk. The Owner is not responsible for loss of or damage to the vehicle or its contents, except where caused by the Owner's negligence. The Renter pays for damage the Renter or the vehicle causes to the Space or the property.
9. Owner access. The Owner may restrict use of the Space for repairs or cleaning on at least [48 HOURS'] notice, and will reduce the rent pro rata if the Space is unavailable for more than [NUMBER] days in a row.
10. Ending the agreement. Either party may end the agreement by giving the notice in clause 2. If rent is unpaid for [NUMBER] days after written notice, the Owner may end the agreement by written notice. After the agreement ends, the Renter removes the vehicle within [NUMBER] days. Any vehicle left after that is dealt with under the local laws on abandoned or unauthorised vehicles.
11. Notices. Notices under this agreement are given in writing by [EMAIL / TEXT / POST] to the contact details above.
12. Whole agreement. Changes are only valid if made in writing and signed or confirmed by both parties.

Filling in the Template: The Clauses People Get Wrong
Describing the Space
"The driveway" is not enough if the driveway fits two cars. Name the side, the space number or the bay marking, and attach a photo. If the space is tandem or tight, say so, and write down the largest vehicle it takes.
Payment Details
Give a payment reference, not just an account number. A bank transfer with the same reference every month is its own receipt trail, which matters if you ever need to show what was paid.
Deposits and Access Devices
Remotes, fobs and swipe cards cost money to replace and some buildings charge the owner for every new one. A separate refundable deposit for each device, returned when the device comes back, avoids arguing about it at the end. Our guide to key deposits on parking rentals explains how to set the amount.
Security, Damage and Towing
If the space has CCTV, a gate or lighting, say so, but do not promise that the car is secure. Say who pays for damage, and how an unauthorised car in the renter's space will be handled. The renter's own car insurance is their main cover, so it is worth reading what to check in your car insurance before you rent.
Subletting
Most owners want to know exactly who is parking in their space, so the sample bans subletting without written consent. If the renter might want to share the space, agree the conditions now rather than later.

A Council "Parking Agreement" Is Something Different
You may see the same term used by local councils for a different kind of document. In Western Australia, for example, the City of Stirling signs parking agreements with owners of private car parks so its officers can fine unauthorised vehicles there. Car parks with up to 99 bays pay a $150 application fee and a $250 annual fee, approved signs must go up first, and officers respond to complaints rather than patrol.
That is an agreement between an owner and the council about enforcement. It does not replace an agreement between the owner and a driver who rents a space, which is what the sample above is for.
